The complete timeline, phase by phase

Every Genesis Bali project follows 6 phases. The durations below are what we communicate to clients and hold ourselves to, based on our delivered villas (as of August 2026).

  1. Consultation and project definition: 2 weeks. Goals, budget, location, villa type.
  2. Legal setup: 2 weeks. PT PMA incorporation or lease structure, fully remote.
  3. Land search and due diligence: 1 month. Sourcing, zoning checks, title verification.
  4. Architecture and design: 2 to 3 months. Concept, detailed plans, material selections.
  5. Construction: 10 to 12 months. Foundations through finishing.
  6. Furnishing and handover: 2 weeks. FF&E installation, SLF, keys.

Total: 12 to 16 months. Phases 1 to 3 can overlap when the legal setup runs while land is being shortlisted, which is how the low end of the range is reached. Nothing in phases 1 to 4 requires your presence in Indonesia: the entire pre-construction stage is routinely completed remotely.

Why construction itself takes 10 to 12 months

A 2 to 4 bedroom villa of 130 to 400 sqm follows a fairly fixed rhythm in Bali:

  • Site preparation and foundations: 6 to 10 weeks. Longer on sloped land (Uluwatu cliffside plots need earthworks plus retaining structures).
  • Structure and roof: 3 to 4 months. Concrete frame, blockwork, roof structure. Weather-sensitive.
  • Second fix: 3 to 4 months. Electrical, plumbing, waterproofing, joinery, pool shell.
  • Finishes: 2 to 3 months. Flooring, kitchens, bathrooms, painting, landscaping, pool commissioning.

What genuinely speeds a project up

A design that respects Balinese construction methods. Standard spans, local materials, proven details. The villas we deliver fastest are custom in layout and finishes but conventional in structure.

Paperwork that runs in parallel, not in sequence. The operating certificate (SLF) application is handled during the construction phase itself, so the administrative side advances while the site does, instead of holding it hostage.

One integrated team. When land, legal, architecture and construction sit in separate companies, each handover between them costs 2 to 6 weeks. Under one roof, phases overlap instead of queuing.

Decisions made on schedule. The client-side delays are real: material selections, bathroom layouts, kitchen changes. A disciplined decision calendar, which your builder should provide, protects months.

What reliably causes delays

  1. The rainy season (November to March). It does not stop construction, but it slows earthworks and concrete pours. A project starting foundations in October carries more weather risk than one starting in April.
  2. Design changes after structure. Moving a wall on paper costs days; moving it in concrete costs weeks and money.
