Hidden Costs of Building a Villa in Bali in 2026

Villa Ambisi in Kedungu, 2 bedroom villa with pool delivered by Genesis Bali
The price per sqm of a villa in Bali never tells the whole story: for a 2 or 3 bedroom villa, the lines around construction already come to IDR 832,000,000 to 1,065,000,000 (about $46,033 to $58,924), before land. Earthworks, utility connections, furniture, design: here, line by line, are the costs a quote often leaves out, with the real amounts from our budgets.

Why the price per sqm is not enough

When comparing builders in Bali, the first instinct is to compare prices per sqm. Yet 2 prices per sqm almost never cover the same thing: one includes the pool, the other does not; one stops at the walls, the other goes all the way to the bedding. A low quote may simply be a smaller scope.

At Genesis Bali, the published construction price is IDR 18,000,000 per sqm at standard and IDR 25,000,000 per sqm at premium in Bali, about $996 and $1,383 at the 6 November 2026 rate ($1 = IDR 18,074, xe.com). But a villa is more than its construction: here is everything that comes on top.

The hidden costs, line by line

These amounts are the starting points of our budgets for a 2 to 3 bedroom villa. They are then adjusted to the project:

  • Topographic survey, soil test and land checks: IDR 12 to 15 million, about $664 to $830
  • Earthworks and outdoor landscaping: IDR 60 to 80 million, about $3,320 to $4,426
  • Electricity and water connections: IDR 75 to 85 million, about $4,150 to $4,703
  • Approvals and SLF certificate: IDR 50 to 60 million, about $2,766 to $3,320
  • Architect and design: IDR 120 to 150 million, about $6,639 to $8,299
  • Furniture: IDR 250 to 350 million, about $13,832 to $19,365
  • Equipment and decoration: IDR 80 to 100 million, about $4,426 to $5,533
  • Curtains: IDR 50 to 70 million, about $2,766 to $3,873
  • Mattresses and bedding: IDR 60 to 80 million, about $3,320 to $4,426
  • Legal setup (PT PMA, KITAS): IDR 75 million, about $4,150

In total, these lines come to IDR 832,000,000 (about $46,033) for a 2 bedroom villa and IDR 1,065,000,000 (about $58,924) for a 3 bedroom villa. That is no detail: it is often the gap between an advertised budget and a real one.

The 4 lines most often forgotten

Earthworks

In Bali, many plots are sloped or terraced, especially on the Bukit and around Ubud. Preparing the land, landscaping and creating access has a real cost that varies by plot. That is why the survey and soil test come before the villa is designed.

Utility connections

A beautiful plot can be far from the power grid or from water. Depending on the location, you need to plan connections, and sometimes a bore well if mains water does not reach the land. This check is part of the land study, before any purchase.

Furniture

This is the most underestimated line: IDR 250,000,000 to 350,000,000 for a 2 to 3 bedroom villa, before decoration, curtains and bedding. And a poorly furnished villa rents less well: guests book from photos.

Design

Some quotes start from standard plans. A villa designed for its land and for how you will use it takes real architectural work, which also produces the detailed bill of quantities (BoQ) and so the final price.

What a villa really costs: 2 examples

Here is what these lines add up to, before land and notary, on 2 examples worked out from our standard rate:

  • 2 bedrooms, 150 sqm: IDR 3,532,000,000, about $195,417
  • 3 bedrooms, 250 sqm: IDR 5,565,000,000, about $307,898

Land comes on top and depends heavily on the area: see Bali leasehold land rates by region in 2026. These are orders of magnitude to prepare a project, not a quote.

The costs around the land

The advertised price of a plot is not the final cost either. You need to add notary fees, title and zoning checks, and in some cases a transfer tax. Lease length matters too: a short lease looks cheaper, but it weighs on the villa's value at resale. That is why an extension should be written in from the start. Genesis Bali's legal team handles these checks in-house, before any payment on the land.

The 3 most common budget mistakes

  1. Comparing prices per sqm without comparing what they cover. The cheapest per sqm is not always the cheapest at handover.
  2. Forgetting furniture and decoration. An empty villa does not rent, and these lines are too often decided at the end, when the budget is already spent.
  3. Buying the land before checking what it will cost to prepare. A slope, a narrow access or a distant grid gets paid for later, on site.

What about Lombok?

The same lines exist in Lombok, where the published construction price is IDR 20,000,000 per sqm at standard and IDR 27,000,000 per sqm at premium, about $1,107 and $1,494. In the south of the island, ocean view freehold land is under IDR 150,000,000 per ARE (1 ARE = 100 sqm), under about $8,299. To find out more, see is Lombok a good investment.

How Genesis Bali avoids bad surprises

  1. A complete budget, line by line, before starting: every line above is in it.
  2. A firm written budget from the mandate, which does not move unless you change your vision.
  3. Land paid directly to the owner, through the notary's escrow account, never through us.
  4. A final contract based on the detailed bill of quantities (BoQ) from the design.
  5. Payments in stages as the build progresses, with a site report every month.
  6. Any change costed and approved in writing before it is carried out.

Frequently Asked Questions

How much does it really cost to build a villa in Bali?

Construction alone costs IDR 18,000,000 per sqm at standard and IDR 25,000,000 at premium with Genesis Bali. With the other lines (design, furniture, connections, earthworks), a 150 sqm 2 bedroom villa at standard comes to about IDR 3,532,000,000 (about $195,417), before land and notary.

What is not included in a price per sqm?

It depends on the builder. Earthworks, connections, design, furniture and approvals are often separate. Always ask for the written list of what is and is not included.

How much should I budget to furnish a villa in Bali?

In our budgets, furniture starts at IDR 250,000,000 (about $13,832) for a 2 bedroom villa and IDR 350,000,000 (about $19,365) for a 3 bedroom villa, before decoration, curtains and bedding.

Can the budget change during the build?

At Genesis Bali, the firm budget does not move unless you change your vision. Any change requested after the final contract is costed and approved in writing before it is carried out.

Do I need a bore well for water?

It depends on the plot. If mains water does not reach the land, a bore well may be needed: it is one of the checks done before buying the land.
