Bali South Ring Road: Route, Timeline and the Bukit

The South Ring Road is a new road of about 12 km between Uluwatu and Jimbaran in South Bali. Works started on 27 July 2026, with completion targeted for the end of 2027. Here is what is actually known at the end of October 2026: the route, the timeline, what is still uncertain, and what the road changes for anyone building on the Bukit peninsula, where Genesis Bali has already delivered several villas.

The Bali South Ring Road at a glance

Its official name is Jalan Lingkar Selatan, often shortened to JLS. It is a project of the Badung Regency government, the administrative area covering South Bali, built to relieve the Bukit peninsula, home to Uluwatu, Bingin, Balangan and Jimbaran. The facts published so far, with their source:

  • Length: about 12 km, from the Suluban area of Uluwatu to Jimbaran (Badung government website, January 2026).
  • Start of works: 27 July 2026, with the Governor of Bali and the Regent of Badung (local press, 27 and 28 July 2026).
  • Planned width: a 24 metre carriageway, with a 3 metre footpath on each side (local press, July 2026).
  • Target completion: end of 2027, according to the Regent of Badung.
  • Funding: a public infrastructure loan and the regency budget (local press, July and September 2026).

The road is part of a wider plan of new roads and redesigned junctions across South Bali, including a shortcut at Berawa near Canggu. This article focuses on the Bukit section, the one that matters for Uluwatu.

The route: the South Ring Road map in words

From Uluwatu to Jimbaran

Based on the documents published by the regency, the road starts in the Suluban area on the Uluwatu side and runs north along the west of the peninsula:

  1. Uluwatu and the Suluban area, in the south.
  2. Labuan Sait and the Bingin area.
  3. Jalan Pedati, then Balangan Beach.
  4. Jimbaran, in the north, where the road joins the network leading to the airport.

This stretch is segment 4 of a wider network of about 30 km planned to loop around the Bukit. A second phase, planned for 2027 to 2029, is set to cover the rest of the loop along the south and east of the peninsula (local press, 28 July 2026).

Today, getting to Balangan, Bingin or Uluwatu from the airport means crossing the middle of the peninsula on a few narrow roads that are busy at peak hours. The new road adds a second, direct link along the west side.

For a plot close to the route, Genesis Bali's in-house legal team checks the exact alignment, the zoning and the title against the official documents, as we do for every plot we assess.

The beaches that become easier to reach

The beaches of the Bukit's west coast, Balangan, Bingin, Nunggalan and further south Nyang Nyang and Melasti, should be easier to reach once the road opens. For guests, that means less time in traffic. For a villa rented by the night, it is one more point in the listing.

The timeline: what is done, what is left

  • 2025: studies and route adjustments with the landowners.
  • January 2026: the regency announces that most landowners on the last section, towards Balangan and Jimbaran, have agreed.
  • June 2026: a new traffic scheme starts in Uluwatu.
  • 27 July 2026: official start of works.
  • End of 2027: target completion announced by the Regent.

With the main landowners on board and the funding in place, the project is moving. The end of 2027 remains a target, as with any major public works: we follow progress closely from our own builds on the Bukit.

What the road changes for the Bukit

The Bukit peninsula has the island's finest cliffs and beaches, land that is still accessible compared with Canggu or Seminyak, and one real weakness: access. That is exactly what the South Ring Road is designed to fix.

In practical terms, for anyone building a villa on the Bukit, the road changes 3 things:

  • The trip from the airport, which weighs on guests' choices and on the reviews they leave.
  • Access for trucks and deliveries during a build, once the road is open.
  • The appeal of the Bukit's west coast between Bingin and Balangan, which is harder to reach today than the rest of the peninsula.

A road is not everything. The quality of the villa, its exact location, the view and the rental management still make the difference over a full year. To compare the Bukit with other parts of the island, see where to build in Bali: Uluwatu vs Canggu vs Ubud.

Land prices along the corridor

On the Bukit, most land is leased long term, priced per ARE (1 ARE = 100 sqm) per year. Genesis Bali's working ranges, published in our article on Bali leasehold land rates by region in 2026, at the 22 October 2026 rate ($1 = IDR 18,051, xe.com):

  • Bingin: IDR 35 to 40 million per ARE per year, about $1,939 to $2,216
  • Nyang Nyang: IDR 25 to 30 million per ARE per year, about $1,385 to $1,662
  • Uluwatu, Nunggalan and Balangan: IDR 20 to 25 million per ARE per year, about $1,108 to $1,385
  • Melasti: IDR 15 to 20 million per ARE per year, about $831 to $1,108

These are ranges, not fixed prices: the real price depends on the plot, the view and the zoning. A road of this scale strengthens an area's appeal, and on the Bukit, access was the one weakness left. A villa has to make sense with today's rents: any rise in land value comes on top.

Before paying anything on a plot, go through our due diligence checklist for buying land in Bali.

Building on the Bukit while the road is built

A villa is not built in a few weeks. At Genesis Bali, construction takes 10 to 12 months, and the whole journey from signing the mandate to handing over the keys takes about 14 to 17 months, through the land search, design and the final contract. The detail is in how long it takes to build a villa in Bali.

A project started today would therefore be delivered around the end of 2027 or early 2028, close to the road's target opening. A villa delivered then benefits from the new access from its very first bookings.

The road works do not stop anyone from building elsewhere on the peninsula. They do mean choosing the access to the plot carefully during the works, and planning material deliveries around it.

What the road will bring to the Bukit

  • A direct link along the west coast, from Uluwatu to Jimbaran and on to the airport.
  • The beaches of Balangan, Bingin and Nunggalan closer for guests.
  • A 24 metre road designed to relieve the peninsula.
  • Eventually, a loop of about 30 km around the whole Bukit, with the second phase planned for 2027 to 2029.

For an area that already had the island's finest cliffs and beaches, this is the missing piece. We will update this article at each new stage of the works.

Genesis Bali on the Bukit

The road's corridor is where Genesis Bali has been building from the start, across more than 10 delivered or ongoing projects. Kusa Villas, three 3 bedroom villas near Nunggalan Beach, were delivered in January 2026. Bali Art Villas, four 4 bedroom villas in Uluwatu, in April 2026. The Balangan project is due for delivery in December 2026, and Nunggalan Cliffside is under construction. All our delivered villas are in our portfolio, and the steps of a custom project, from land to keys, are in our services.

Frequently Asked Questions

When will the South Ring Road be finished?

The Regent of Badung is targeting the end of 2027. Works started on 27 July 2026.

Where does the South Ring Road go?

It links the Suluban area of Uluwatu to Jimbaran, through Labuan Sait, the Bingin area, Jalan Pedati and Balangan Beach, over about 12 km. For a plot close to the route, our legal team checks the exact alignment against the official documents.

Will the road push up land prices in Uluwatu?

Better access usually makes an area more attractive, and access was the Bukit's one weakness left. We do not give a figure for any rise: a project has to work with today's rents, and any rise in land value comes on top.

Is now a good time to build in Uluwatu?

A project started at the end of 2026 would be delivered around the end of 2027 or early 2028, close to the road's target opening. The right time depends mostly on the land, the budget and your goals: that is what we look at together on a first call.

How do you get around Uluwatu during the works?

A new traffic scheme has been in place in Uluwatu since June 2026. During the works, allow extra time for trips to the airport, especially in the late afternoon.
